Hemmant is not a generic warehouse suburb. The precinct’s defining feature is its mixed industrial and logistics
tenant base packed into a 3km radius from the Port of Brisbane. On one side of Wynnum Road you have Class 7b
storage warehouses servicing containerised freight off the port. On the other you have Class 8 factory sheds
housing boat-builders, marine fit-out shops, fibreglass workshops and chandleries — Hemmant’s marine industrial
subset. Light manufacturing fills out the middle.
Each tenancy type has its own thermal-stress profile. Port-side logistics sheds carry stock that’s already
acclimatised to varying conditions but need cooling stability for pick-pack staff working under metal-clad
roofs at peak summer. Marine industrial workshops run epoxy and resin cure cycles that raise interior humidity
and demand condensation control. Light manufacturing tenants on Hemmant–Tingalpa Road run process equipment with
sustained heat output. A single insulation specification rarely fits all three — we survey building by building.
Above all of this is salt-laden air drifting from the Brisbane River and Moreton Bay. Salt accelerates corrosion
on uncoated steel fixings and degrades unprotected foils on coastal warehouses faster than inland sites. Hemmant

Climate Zone 2 R-Value Targets
Hemmant — like the rest of Brisbane — sits in NCC Climate Zone 2 (warm humid summer, mild winter). Per
NCC 2022 Volume One Part J4D4,
the Total R-value target for downward heat flow applies uniformly across all Classes 5–9:
- Roof Total R-value, Climate Zone 2 (all commercial classes): R3.7 minimum (downward heat flow)
- Wall maximum U-value, Class 5/6/7/8/9b, CZ2: U2.0 (per J4D6(1))
- Wall minimum R-value when walls ≥80% of envelope, CZ2: R1.4 (per Table J4D6a)
- Slab edge insulation: R≥1.0 vertical, required only where embedded heating/cooling systems are installed (per J4D7)
- Continuous envelope: insulation must abut or overlap adjoining insulation to form a continuous barrier (per J4D3(1))
These are Total R-values — system values including air-film, sarking, framing thermal-bridging
correction and insulation. A material at R3.6 will not hit Total R3.7 once thermal bridging is accounted for.

The Australian Building Codes Board
classifies the buildings we install across Hemmant as:
- Class 5 — Office. Office-attached areas inside warehouse shells (3PL admin, marine workshop offices).

- Class 9b — Assembly building. Larger marine refit halls and assembly bays where applicable.
A typical Hemmant tenancy frequently spans two classes — a Class 8 production shed with a Class 5 office
mezzanine. We specify and install accordingly across the same shell.
AS/NZS 4859.1 Material Compliance
Under AS/NZS 4859.1, all bulk
insulation must be tested and labelled with verified R-values. We only install materials with current
AS/NZS 4859.1 certification — Knauf Earthwool, CSR Bradford Anticon, Higgins polyester. Installation requires
fitting tightly to each side of framing members and maintaining a continuous envelope between conditioned and
non-conditioned spaces.
Five Insulation Systems for Hemmant Port-Side & Marine Industrial Sheds
Our primary install material in Hemmant offices, mezzanines and amenity zones. Formaldehyde-free
manufacturing, recycled glass content, AS/NZS 4859.1 certified R-values from R1.5 to R6.0. Specified
for office-attached Class 5 areas above lined ceilings, and for warehouse envelopes where bulk insulation
in framed cavities is the right answer. Cost $20–$30 per m² installed.
The default for Hemmant’s metal-roofed Class 7b and Class 8 sheds. Australian-made foil-faced glasswool
blanket — 60mm (R1.3) through 175mm (R4.2). Polyweave-reinforced foil resists the salt-air degradation that
uncoated foil suffers on coastal sites. The glasswool body delivers conductive insulation, acoustic
absorption (relevant for marine workshops) and condensation control in one layer. Cost $15–$25 per m²
installed.
Non-itch, hypoallergenic, made from recycled PET bottles. R3.5 polyester delivers thermal performance
comparable to R3.5 glasswool with no skin or respiratory irritation during install — important on Hemmant
marine industrial sites where workers are already handling fibreglass and resins. Cost $25–$35 per m²
installed.
Reflecta-Guard via GI Building Services and CSR Bradford medium-duty foil. R0.7–R1.0 system contribution
per layer depending on air gap. Section J condensation control measure under Part J4 — required in some
DTS pathways even when bulk insulation is sufficient on R-value alone. Particularly useful on Hemmant
marine workshops where wash-down cycles raise interior humidity. Cost $6–$12 per m².
For older Hemmant retrofit projects where opening up the roof or wall cavity isn’t viable, cellulose
blow-in fills voids without disrupting the building envelope. Made from recycled paper with borate fire/pest
treatment. Best for warehouse-office retrofits where installing batts would require removing the lined
ceiling.
