Industrial Insulation Brisbane — Pipe, Plant, Building & Acoustic Specialists
Industrial insulation in Brisbane spans three layered scopes — building envelope (Class 7b storage,
Class 8 factory and Class 9b assembly buildings) under
NCC 2022 Part J4D4,
mechanical insulation across pipework, ducting and plant equipment, and acoustic insulation for factory floors,
machinery enclosures and plant rooms. Insulation Guru Brisbane specifies, supplies and installs industrial insulation
systems — Knauf Earthwool glasswool (primary), CSR Bradford Anticon™ roofing blanket, Higgins polyester batts,
reflective foil sarking, cellulose blow-in, and Bondor or ASKIN insulated panels for cold storage — across Brisbane’s
industrial sector: warehouses, factories, manufacturing plants, distribution centres and workshops in the
Australia TradeCoast, Northern Industrial, South West Industrial Gateway and
Logan/Yatala corridors. We do not install spray foam.

Industrial Sites Demand Three Insulation Scopes, Not One
Brisbane’s industrial sector spans heavy and light industrial assets — warehouses, factories, manufacturing plants,
distribution centres, workshops, plant rooms and process facilities. Unlike a commercial office or retail building,
where insulation work is essentially one scope (the building envelope), an industrial facility layers three
independent insulation scopes onto the same site, and a competent industrial insulation contractor needs to
specify, supply and install across all three.
The first scope is the building envelope — the metal roof, the tilt-slab walls, the lined office
annexe — engineered to NCC 2022 Section J Part J4 Total R-value targets, with material certification under AS/NZS 4859.1.
The second is mechanical insulation — chilled water pipework, hot water lines, refrigeration
runs, HVAC ducting, valves, tanks, pump bodies, plant room equipment — engineered to manage process heat loss/gain,
protect operators, and meet NCC Section J Part J5 (Building sealing) and Part J6 (HVAC) where applicable.
The third is acoustic insulation — high-density batts in factory walls, machinery enclosures,
plant room linings, inter-tenancy partitions — engineered to a target Rw or Rw+Ctr rating that protects
adjacent tenancies and the surrounding amenity from machinery noise.
A 5,000m² Class 8 factory in Brendale with a chilled-water plant room, three CNC machining cells, and a packaging
line attached to a Class 5 office annexe needs all three scopes designed to reconcile against each other. That’s
industrial insulation. Get one scope wrong and the others are compromised — uninsulated chilled water pipework
condenses inside the ceiling cavity, soaks the building-envelope insulation, drops the Total R-value, and floods
the acoustic batts in the partition wall.
mechanical to AS/NZS 4859.1, acoustic to consultant-specified Rw targets. We use BCA-compliant traditional
materials — Knauf Earthwool, CSR Bradford Anticon, Higgins polyester, sarking, cellulose, Bondor and ASKIN
panels for cold storage. We do not install spray foam.
Industrial Insulation vs Commercial Insulation — The Difference
The terms are used loosely in the trade. For practical scoping, the distinction matters because the people, the
programme, the documentation and the materials are different. Commercial insulation is essentially a building-envelope
service: thermal and acoustic batts, sarking and roofing blanket installed to NCC Section J targets across a
Class 5 office, Class 6 retail, or a low-process Class 7b storage warehouse. The work coordinates with the
principal contractor and a Section J consultant. One scope, one trade.
Industrial insulation begins with the same building envelope but layers in process-heavy mechanical and
acoustic scopes. The site has machinery, pipework, plant equipment, refrigeration, dust extraction or compressed
air systems that themselves require insulation independent of the building shell. The site coordination involves
the mechanical contractor and the acoustic consultant alongside the principal contractor and Section J consultant.
The materials list grows — pipe sections, sectional pipe lagging, high-density acoustic batts, foil-faced ducting
blanket — and the documentation pack expands to include process-pipework specifications, machinery noise
attenuation targets, and HACCP/TGA hygiene compliance for food and pharmaceutical sites.
| Dimension | Commercial insulation | Industrial insulation |
|---|---|---|
| Primary scope | Building envelope only — roof, walls, ceiling, office partitions | Building envelope + mechanical (pipework, ducting, plant) + acoustic (machinery, plant rooms) |
| Typical BCA class | Class 5 office, Class 6 retail, Class 7b low-process storage | Class 7b storage with process load, Class 8 factory, Class 9b assembly |
| Coordinating consultants | Principal contractor, Section J consultant, certifier | Add: mechanical contractor, acoustic consultant, process engineer, HACCP / TGA auditor |
| Material range | Glasswool batts, polyester batts, foil sarking, Anticon roofing blanket | Add: glasswool pipe sections, ducting blanket, high-density acoustic batts, Bondor / ASKIN cold-room panels |
| Compliance documentation | Section J post-install verification, AS/NZS 4859.1 lot numbers | Add: pipework spec sheets, machinery Rw certificates, HACCP / TGA / GMP material declarations |
| Programme rhythm | Aligned to base build sequence | Multi-trade lock-step with mechanical, electrical, acoustic and Section J coordination |
In practice a single industrial estate often runs both. The Class 5 office annexe at the front of a Wacol factory
gets commercial insulation; the Class 8 production floor and its plant room get industrial insulation. We deliver
both under one scope-of-work — the same crew, two different specifications.
Brisbane Industrial Sector — Verticals Served
Brisbane’s industrial economy is broad. Insulation Guru Brisbane works across the heavy and light industrial verticals
that concentrate in the four major corridors. Each vertical has its own materials preference, hygiene constraint and
acoustic profile.
Bulk fuel storage warehouses, lubricant blending plants, gas distribution facilities and bulk fuel logistics
depots concentrated at Lytton and
Pinkenba on the
Australia TradeCoast. Building envelope, mechanical
pipework lagging and acoustic isolation. Heavy industrial scope only — not refinery process insulation.
Bakeries, beverage bottling, meat processing, dairy and ready-meal plants. Formaldehyde-free Knauf Earthwool
envelope, Higgins polyester (no fibre shed) for sensitive zones, Bondor BondorPanel® and ASKIN cold-room
panels for refrigerated and clean-room enclosures. HACCP-aligned material declarations.
Injection moulding, extrusion, blow-moulding plants. High machinery noise spectrum demands acoustic insulation
to inter-tenancy walls and machinery enclosures. Heat-load management at envelope (Anticon 130) and at the
process-cooling plant room.
Component manufacturers, assembly plants, panel beaters at scale, distribution and service warehouses. Compressed
air and lubricant pipework lagging, paint-booth acoustic and thermal scope, envelope to NCC J4D4 R3.7.
Steel fabrication, sheet-metal, welding shops and structural steel plants. Acoustic isolation is the dominant
scope — high-density Knauf Earthwool acoustic batts to inter-tenancy walls, machinery enclosures around plasma
and laser cutters, and reflective foil sarking under metal roofing for radiant-heat reduction.
Concrete batching adjuncts, building-supply distribution warehouses, prefab and tilt-up component yards.
Class 7b/8 envelope, process-pipework lagging and dust-extraction ducting blanket. Often A-grade modern
tilt-slab specification at Yatala and
Wacol.
Brewery, soft-drink, juice and bottled-water plants. Chilled water and CIP pipework lagging, process-tank
insulation, cold-storage panel installation and acoustic envelope around bottling lines. We coordinate to
food-grade material declarations.
Pharmaceutical manufacturing, medical device assembly and laboratory clean-room facilities. Bondor BondorPanel®
(EPS-FR core, CodeMark CM40189-I03-R01) for clean-room walls and ceilings, ASKIN Performance Panels for
controlled-atmosphere rooms. TGA and GMP-compliant material documentation.
Mechanical and engineering workshops, motor rebuild shops, machining cells. Smaller-scale scope: envelope to
R3.7, point-of-use compressed-air pipework lagging, acoustic batts to neighbour-facing walls. See our
dedicated workshop insulation page.
What Industrial Compliance Looks Like — Building Envelope
Climate Zone 2 R-Value Targets for Industrial Buildings
Brisbane sits in NCC Climate Zone 2 — warm humid summer, mild winter. Per
NCC 2022 Volume One Part J4D4,
the Total R-value target for downward heat flow applies uniformly across Classes 5–9, including the industrial
classes:
- Class 7b storage warehouse roof: R3.7 minimum Total R-value (downward heat flow)
- Class 8 factory / production roof: R3.7 minimum Total R-value (downward heat flow)
- Class 9b assembly building roof: R3.7 minimum Total R-value (downward heat flow)
- Wall maximum U-value (all industrial classes), CZ2: U2.0 per J4D6(1)
- Wall minimum R-value (when walls ≥80% of envelope), CZ2: R1.4 per Table J4D6a
- Slab edge insulation: R≥1.0 vertical, required only where embedded heating/cooling systems are installed (per J4D7)
- Continuous envelope: insulation must abut or overlap adjoining insulation to form a continuous barrier (per J4D3(1))
BCA Industrial Class Definitions
The Australian Building Codes Board classifies
industrial buildings into:
- Class 7a — Carpark. Minimal insulation requirements. Often attached to industrial buildings.
- Class 7b — Storage warehouse. 3PL, distribution, self-storage, bulk-goods storage, fuel storage at Lytton.
- Class 8 — Factory / production building. Process buildings — manufacturing, assembly, fabrication.
- Class 9b — Assembly building. Industrial sites with significant occupancy, including some plant rooms.
AS/NZS 4859.1 Material Compliance — Industrial Grade
Under AS/NZS 4859.1 all bulk insulation
must be tested and labelled with verified R-values. We only install materials with current AS/NZS 4859.1
certification — Knauf Earthwool, CSR Bradford Anticon, Higgins polyester. For mechanical pipework we install
glasswool pipe sections to the same standard family. For acoustic scope, materials are specified to the consultant’s
Rw target with manufacturer test data.
Site Safety — WorkSafe Queensland
Industrial sites carry higher OH&S exposure than commercial offices. We work to
WorkSafe Queensland requirements —
full SWMS, JSA, White Card holders, working-at-heights and confined-space procedures where applicable, and
asbestos screening on pre-1990 commercial / industrial buildings under the
Queensland Department of Environment
framework.
Six Insulation Systems for Brisbane Industrial Sites
Our primary install material. Formaldehyde-free manufacturing, recycled glass content, AS/NZS 4859.1 certified
R-values from R1.5 to R6.0. Specified for industrial-building envelopes, office annexes, lined-ceiling factory
zones, plant-room linings, and high-density acoustic versions for inter-tenancy walls and machinery enclosures.
Knauf Earthwool Pipe sections are used for chilled and hot water mechanical insulation.
Australian-made foil-faced glasswool blanket purpose-built for metal-roofed industrial buildings. Available
60mm (R1.3) through 175mm (R4.2). Standard variants: 80mm/R1.8, 100mm/R2.3, 130mm/R3.0. High Performance
variants reach R3.6 at 130mm. The polyweave-reinforced foil delivers radiant-heat reduction; the glasswool
body delivers conductive insulation, acoustic absorption and condensation control. Also installed as
foil-faced HVAC ducting blanket.
Non-itch, hypoallergenic, made from recycled PET bottles. R3.5 polyester delivers comparable thermal
performance to R3.5 glasswool with no skin or respiratory irritation during install — the right choice for
food production, pharmaceutical, clean-room-adjacent zones, factory amenities and any client site with
sensitive workers. No fibre shed, suitable for HACCP environments.
Reflective foil sarking under metal roofing. R0.7–R1.0 system contribution per layer depending on air gap.
NCC Part J condensation-control measure — required in some DTS pathways for industrial roofs even when bulk
insulation is sufficient on R-value alone. Critical above mechanical pipework runs to prevent condensation
drip onto plant equipment below.
For retrofit projects — typically the office annexe attached to a Class 8 factory — where opening up the
ceiling cavity isn’t viable, cellulose blow-in fills voids without disrupting the building envelope. Made
from recycled paper with borate fire/pest treatment. Best for industrial-office retrofits and lined plant-room
ceilings.
For cold storage, refrigerated rooms, clean rooms and controlled-atmosphere enclosures we install panel
systems supplied by manufacturers — Bondor BondorPanel® Coldroom (EPS-FR core, R2.40 per 100mm declared,
R6.05 at 250mm, CodeMark CM40189-I03-R01) or ASKIN Performance Panels (EPS-FR, PIR, XFLAM, Volcore core
options, FM Approved, IPCA Code of Practice referenced). We coordinate with the panel supplier and the
cold-room or clean-room designer; you specify the temperature target, we install to spec.
closed-cell polyurethane) on industrial roofs, walls, plant equipment or pipework. We specialise in BCA-compliant
traditional materials — the systems above achieve NCC Section J Total R3.7 in Climate Zone 2 without polyurethane
chemistry. If your project specifies spray foam, we can advise on equivalent traditional-material pathways to meet
the same Section J target.

materials, we recommend Bradford Anticon™ High Performance (R3.6 single layer), Knauf Earthwool R4.0 batts above
lined ceilings, or Bondor / ASKIN insulated panels for refrigerated and clean-room enclosures.
Industrial Insulation — Spec Sheet to Sign-Off in Four Steps
Senior installer measures site, identifies BCA class mix (Class 7b/8/9b), climate zone, mechanical-pipework
extent, acoustic targets, accessibility, asbestos screening, and existing insulation condition. We work from
the architect’s Section J report, the mechanical contractor’s pipework schedule, and the acoustic consultant’s
Rw target — or generate the specs ourselves on retrofit work.
Order from Knauf Insulation, CSR Bradford, Higgins, GI Building Services and the Bondor or ASKIN panel
channel. Lot numbers, batch certificates, AS/NZS 4859.1 declarations and HACCP / TGA / GMP material
documentation captured for the compliance pack. Staged delivery so envelope, mechanical and acoustic
materials land in the right sequence.
Around your operational hours — pre-dawn, weekend, plant-shutdown windows or program-coordinated. White Card
holders, your-site SWMS, working-at-heights and confined-space procedures per
WorkSafe Queensland.
Lock-step with mechanical, electrical and acoustic trades.
Post-install verification: installed Total R-value against Section J spec, mechanical-pipework lagging
coverage, acoustic-batt installation density, panel-system installer sign-off (Bondor/ASKIN). Materials,
lot numbers, coverage in m² — full pack for certifier hand-over. Defects period: 12 months on workmanship.
